One thing that is so very important is working with a lender whom you can trust. RESPA laws have recently been altered concerning the laws surrounding mortgages to make them more transparent. That is a great move in the right direction. One thing most consumers do not realize, though, is that this means it can take longer to close a transaction. Many lenders and realtors say that gone are the days of closing two transactions (a sale and a purchase) on the same day. Some lenders say that this can still happen. I believe it can, but it is going to require excellent communication between ALL parties to make it work.
